Grind & Seal

What Is a Grind & Seal Floor?

Grind and seal is the most honest concrete finish there is. We diamond-grind the slab to expose a smooth, refined surface — anywhere from a light cream polish to a salt-and-pepper texture that reveals the aggregate inside the concrete — then protect it with a penetrating, breathable sealer in the sheen you choose, from dead-flat matte to soft satin.

Unlike a coating, a grind and seal doesn't cover the concrete; it presents it. Every slab has its own character — aggregate pattern, subtle color variation, the story of the pour — and this finish makes that character the design. It's the floor equivalent of exposed timber beams.

Why Mountain Homeowners Choose It

  • The mountain-modern aesthetic — raw, organic texture that pairs with timber, blackened steel, and stone better than any manufactured flooring
  • Radiant-heat friendly — many mountain homes have in-floor radiant heat; exposed sealed concrete conducts it beautifully, with none of the insulation penalty of carpet or wood
  • Flood-proof basements — snowmelt, a failed water heater, a spring seep: a sealed concrete floor shrugs off what would destroy carpet or laminate
  • Low maintenance — dust mop, occasional damp mop, re-seal every several years depending on traffic; that's the whole regimen
  • Healthier air — nothing to trap dust, dander, or moisture; a real benefit in tightly sealed high-altitude homes

🎨 Want color?

Grind & seal floors can be dyed before sealing — warm earth tones, charcoals, and greys that keep the natural variegation while shifting the palette to match your space.

Our Grind & Seal Process

1

Diamond Grinding

Progressive diamond passes refine the surface to your chosen exposure — cream, salt-and-pepper, or full aggregate. Cracks and spalls are repaired along the way.

2

Optional Dye

If you've chosen a color, penetrating dye goes on now and is worked into the open concrete before sealing.

3

Seal & Cure

Two coats of premium sealer — matte to satin — protect against stains and moisture while letting the concrete breathe. Most residential grind & seal projects finish in a single day.

Grind & Seal vs. Our Coating Systems

Choose grind & seal for interior living spaces where you want the concrete itself to be the finish. For garages and high-abuse areas — anywhere that sees vehicles, road salt, or ski gear — our epoxy flake system with a polyaspartic topcoat offers far more protection. And if you want a dramatic designer surface rather than a natural one, that's the metallic epoxy floor. We install all four and will recommend the right one for each room — many projects combine a flake garage with a grind & seal ski room off the same slab.
