What Is a Polyaspartic Floor Coating?

Polyaspartic is a modern coating chemistry — technically an aliphatic polyurea — that was developed to protect steel bridges from corrosion before it made its way to concrete floors. It cures fast, stays flexible after curing, and is completely UV-stable. On our floors, it's the clear protective topcoat that takes all the abuse: tires, ski edges, road salt, dropped tools, and the intense high-altitude sun.

Most of the floors we install are hybrid systems: an epoxy base coat for adhesion and build, and a polyaspartic topcoat for protection. That pairing gives you the best of both chemistries — epoxy's bond strength to diamond-ground concrete, and polyaspartic's toughness where the floor meets the real world.

Polyaspartic vs. Epoxy: What Actually Matters at Altitude

If you've been researching garage floors, you've seen the debate. Here's the honest version, from a crew that installs both:

  • UV stability — Standard epoxy clear coats amber and yellow in sunlight, and Colorado's high-altitude UV is brutal. Polyaspartic doesn't yellow. Ever. If your garage door faces south, this alone decides it.
  • Flexibility — Concrete at elevation moves with freeze-thaw cycles. Epoxy cures rigid and can crack with the slab; polyaspartic stays slightly flexible and rides the movement.
  • Cure time — Polyaspartic cures in hours instead of days, even in cool temperatures. That's how we install complete systems in one to two days — and why we can keep installing late into the fall when epoxy-only crews have shut down for the season.
  • Chemical resistance — Superior resistance to the magnesium chloride and road salt that CDOT sprays on mountain highways all winter — the stuff that drips off your car onto the floor every single day.
  • Where epoxy still wins — As a base coat. Epoxy penetrates and bonds to ground concrete better and builds thickness economically. That's why we use it under the polyaspartic, not instead of it.
